A very professional, down to earth agent to communicate with through the process of purchasing the house.

Adam was recommended to us along with another local agent by the Pacific Towers (PT) Management and after initial contact with both we chose Adam due to his experience with PT and enthusiasm. As we live overseas it was important to engage someone we could trust and we found that in Adam from the start. Adam assessed the unit and recommended improvements, arranged quotations and negotiated the access, with PT management completion and payment. PT Management was going through change of ownership during the entire sale period. Adam kept his cool with all three management regimes. At the closing stages of the sale after holding deposit placed the purchaser requested a substantial drop in the sale price which was not acceptable. Adam supported that view as well and he toughed it out with the purchaser until the full original price was agreed and exchange took place. Despite having had success with NSW twice before, the lure of $120,000.00 extra was too much to resist so we went with another agency. Six months later, with very poor open house results, (including several 0 attendance), the price having been dropped back down to the NSW level, we still had no offers.
So I asked Grant & Adam if they would take our property on again. No sign of "I told you so" - just pure professionalism and open house attendance levels we had only dreamed about.
Within just a couple of weeks we had a couple of offers on the table. This was a difficult property to sell, including easements and buildings that needed work from a council perspective and it was all handled by Grant & Adam incredibly well.
The first offer fell through, due to a relationship split that none of us could have foreseen, but without any quibbling they were back on the job and now, just 3 months after they took it on, but 9 long months since we first put it on the market, the property is sold.
I won't be asking for any additional quotes next time. These guys are without equal in this area and we are truly lucky to have them.

1. The availability of the internet for marketing. Gives huge exposure to potential buyers. The buyer, who was from Melbourne, may not have found the property was for sale otherwise.
2. Your local market knowledge and knowledge of the property market produced an accurate valuation range for the property. Getting a property valuation to achieve the best selling price but still enable a prompt sale was critical.
3. Your recommendation (and my acceptance) to use the auction format rather than private treaty for the sale. I think you correctly gauged the state of the market at the time and this also allowed you to fine-tune the likely selling price and also to achieve a quick sale, which was one of my objectives.
4. Your personal ability and experience to close the sale.
5. An effective marketing campaign. The marketing reports indicated that the marketing campaign performed above average. We were also fortunate that we were proactive and took photos of the property in best condition, well in advance, so that the marketing campaign could be organized quickly whenever the timing was judged to be opportune.
6. Location of the property. The property was purchased as an investment property. It has fantastic views over the ocean, which can't be built out, which is a key feature of the property, which helps the property to sell itself:
